Property and Liability Insurance: Home, Vehicle, and the Major Risks Often Forgotten

Many people protect their health and life but forget about their home and car — their largest assets. The types of property and liability insurance you should know about, and when you truly need them.

When thinking about insurance, people usually think about health and life insurance. But there's a major group of risks often overlooked: loss of high-value property and liability for compensating others. A house fire or a serious traffic accident can cause losses of hundreds of millions, even billions of VND — exactly the type of "rare but catastrophic" risk that insurance was designed to cover.

What is property insurance and what does it protect?

Property insurance compensates you when your assets are damaged or lost due to risks listed in the contract: fire, explosion, natural disasters, theft, accidents... For Vietnamese people, the two assets most worth protecting are usually your home and vehicle.

Home insurance: protecting your life's largest asset

For most families, their home is their most valuable asset — yet few people buy insurance for it (unless the bank requires it for a mortgage). Common coverage groups include:

  • Fire and explosion: the most common and severe cause of damage.
  • Natural disasters: storms, floods, inundation — especially important in flood-prone areas.
  • Theft, water damage (leaks, burst pipes).
  • Contents inside the home (depending on package): furniture, equipment.

Important to know: you need to distinguish between insurance for the building structure and insurance for property/belongings inside — many packages only cover one or the other.

Vehicle insurance: mandatory and voluntary

For cars and motorcycles, there are two very different types that many people confuse:

TypeNatureWho does it protect?
Civil liability insurance (mandatory)Required by lawCompensates others when you cause an accident
Physical damage insurance (voluntary)Purchase additionally if desiredCompensates damage to your own vehicle

Civil liability insurance is mandatory and very important: if you cause a serious accident, the compensation to victims could far exceed your ability to pay. This is the essence of "liability insurance" — protecting you from large compensation obligations to third parties. Physical damage insurance is worth considering for high-value vehicles, but for older, lower-value vehicles, you can self-insure.

How does the "rare but catastrophic" principle apply here?

It's still the familiar filter: only buy insurance for risks with major destructive power that you cannot absorb yourself.

  • Should insure: house fires, vehicle accidents causing injuries to others, natural disasters destroying your home — things with damages of hundreds of millions VND or more.
  • Don't need to insure: minor scratches, small damages you can repair yourself at low cost.

Don't buy insurance for every small risk — premiums will erode your budget while benefits won't be proportionate.

Things to scrutinize before buying

  • Coverage scope and exclusions: understand clearly which risks are covered and which aren't.
  • Sum insured and deductible: the maximum compensation amount, and the initial damage portion you bear yourself.
  • Proper asset valuation: underinsuring means you won't receive full compensation when losses occur.
  • Claims procedures: documents, notification deadlines, required documentation.
  • Reputation and claims settlement speed of the insurance company.

Putting property insurance in the right priority order

Property insurance ranks after health insurance and life insurance (for breadwinners with dependents) in priority order, but it's still important — especially for assets whose loss would leave a large financial hole, like a home you're paying a mortgage on. For mortgaged homes, fire insurance both protects you and is usually a bank requirement.
